1. How does the rental process work with Hendriks Housing?
Once we receive your application, our team evaluates your request within 3–5 working days.
If your profile is a good fit, we’ll contact you to schedule a personal intake.
After the intake, we create a professional search profile and your dedicated agent starts searching within our network. From that moment, we guide you through the entire process and take the work off your hands.
2. What happens after I sign up with Hendriks Housing?
After submitting your application, we review your request within 3–5 working days. If we can assist you, we’ll contact you to schedule a personal intake and discuss your search in detail.
3. When should I start searching for a new home?
We recommend starting your search at least 6 weeks in advance. While we often secure a home within 14 days, a longer search period gives you more options and better decision-making.
4. How quickly can I find a home through Hendriks Housing?
On average, we secure a home within 14 days. However, this depends on your preferences, budget and the current market conditions.
5. What kind of property can I expect within my budget?
During the personal intake, we provide clear advice based on current market conditions. Together, we assess your wishes and determine what is realistic within your budget.
6. What are the income requirements for renting a home?
In most cases, landlords require an income of approximately three times the monthly rent (gross).
There are ways to strengthen your application, for example with a guarantor.
We guide you through this process, but can only assist clients whose financial situation meets the requirements.
7. What documents do I need to rent a property?
After signing up, you’ll receive a confirmation email with an overview of the required documents. During the intake, we guide you further and help you prepare a complete and professional rental profile.
8. In which areas do you operate?
We specialize in the Greater Amsterdam area, including Amsterdam, Amstelveen, Haarlem, Zaanstreek, Diemen, Weesp and Hoofddorp.

9. Can I rent a home remotely if I’m not in the Netherlands yet?
Yes, we specialize in remote searches. We provide detailed video viewings and guide you throughout the entire process.
We handle everything you only need to decide if the property is the right fit for you.
10. What are the costs of working with a real estate agent?
Our service is based on no cure, no pay. In case of a successful rental, our fee is equal to one month’s rent (excl. VAT), with a minimum of €1,950 (excl. VAT).
For properties in the higher segment, the fee is negotiable.

1. How does the buying process work with Hendriks Housing?
Hendriks Housing is your partner throughout the entire buying process — from financial guidance and mortgage advice to the final transfer at the notary.

3. What are the costs of a buying agent and when do I pay them?
Our fee is typically 1% of the purchase price, with a minimum of €4,950 (excl. VAT). For properties in the higher segment, a fixed fee can be discussed.
You only pay once the transaction is successfully completed at the notary.
4. Do you also help find off-market properties?
Yes, we actively use our network to identify off-market opportunities.
We approach relevant contacts and share potential opportunities with our clients throughout the search.
5. How do I determine the right offer in this market?
We use market data, insights and experience to determine a realistic and competitive offer. You are guided step by step throughout the bidding process, ensuring you make a wellinformed decision.
6. Do you attend viewings and advise on the condition of the property?
Yes, we personally guide you during viewings. Afterwards, we review all available documentation and advise you on the condition and value of the property.

On average, the full process takes around 2–3 months. Finding a property can happen quickly, but the transaction process itself usually takes 5–7 weeks. We guide you throughout the entire timeline and align everything with your planning.
